Berryessa Area Of San Jose, 2/1 Condos, Fourplex Buildings

This search picks up the 2 bedroom/1 bathroom condominiums that are located in the Berryessa area of San Jose, California in the Capitol Estates complex. This is a well maintained complex of fourplexes between Highway 680 and Capitol Avenue just north of Maybury Road. These are nice properties for first time home buyers or for investors.

In late 2008 and the first half of 2009 there were often 15 to 20 properties available, but lately there are only a handful that are for sale at any given time. The asking and sales prices have been going up. Earlier one could often get a unit for between $130,000 and $150,000, but now most are somewhat above $150,000. The following search criteria is used:

  1. Condominiums.
  2. All listings for the last six months.
  3. Asking price $500,000 or less.
  4. Berryessa area of San Jose.
  5. Located on one of the following streets:
    • Gilchrist Drive.
    • Dillion Court.
    • Golzio Court.
    • Wyman Way.
    • North Capitol Avenue.
    • Gilchrist Walkway.

Some of my clients who have purchased these units in the past have asked me to find any other inexpensive properties in the nearby area. Currently I run searches for any properties that are selling for $250,000 or less within a few miles of the Capitol Estates properties. Every now and again a couple of properties will be found.

Advertising Rental Properties

Today, craigslist.org is one of the most popular web sites where one can find and advertise rental properties. In most (all?) craigslist cites it doesn't cost anything for a property owner to list their rental. They can post a description and pictures of the property, can post their e-mail or phone number or can receive messages where someone sends an e-mail to craigslist and it gets forwarded to their private e-mail address. Many people use craigslist daily and it's probably the first web site most people would look at if they wanted to find a home to rent.

Because of this, craigslist is a great place to research what potential rental prices are currently. If you're considering buying vs. renting, this will give you the rental prices that you can compare with the ownership costs of a home. If you're considering purchasing an investment property, check craigslist to see what the rents are going for on similar homes in the area.

I've created a link that should pick up many of the rentals in the Capital Estates complex. I'm searching for apartments and housing for rent in the North San Jose area with two or more bedrooms that have the following words in them: gilchrist, wyman, dillion, golzio or capitol. This will pick up properties outside of this complex, but it should give you a reasonable number of ads to look. Removing the word capitol from the search will really narrow down the number of returned items.

There are now only two active listings in the Capital Estates complex. The first is 867 Wyman Way #1, a short sale that's been on the market since 2008. It's gone pending a number of times and is now listed at $160,000. The other is 853 Gilchrist Walkway #2, also a short sale. It first came on the market in July and is now listed at $163,000. There are only seven pending listings still showing, less than half the number of pending sales we saw earlier this year. Slowly but surely the short sales are getting sold. I suspect that there wouldn't be many more opportunities for properties in this complex.

Ten properties have closed escrow since the previous update. The prices ranged from $140,000 to $184,000 with an average price of $162,000. Most closed close to their final asking prices.

There are eight other condominiums and three homes in the area listed for $250,000 or less. For those who already own investment properties in the Capital Estates complex some of these other units may make sense. There's a mixture of short sales and bank owned properties.

There are six active listings in the Capital Estates complex. The least expensive unit has an asking price of $144,000 and they go up to $185,000 with an average asking price of roughly $168,000. One property closed escrow since the previous update, 2515 Golzio Court #3 had an asking price of $160,000 and sold for $176,000.

There are a number of other condominiums and two homes in the area listed for $250,000 or less. For those who already own investment properties in the Capital Estates complex some of these other units may make sense. There's a mixture of short sales and bank owned, REO, properties.

There are currently six active listings in the Capital Estates complex. The least expensive is a short sale at 2474 Golzio Court #4, certainly not in the best location as this second story #4 unit overlooks the sound wall to Highway 680. 839 Gilchrist Walkway #4 is a short sale that recently came back on the market; the lender did counter the previous offer but the terms weren't acceptable. The remainder of the properties have been the market for a while and showed up in the previous searches.

A few properties have closed escrow since the previous update. 843 Wyman Way #3 was a short sale that was listed and sold for $155,000. It took abot four and a half months to close, and this was for an all cash offer. Other prperties sold for $169,000, $170,000 and two for $175,000. These were bank owned and short sale properties.

There are seven active listings in the Capital Estates complex, although the asking prices are rising quickly. The least expensive is a rather nice looking unit at 2515 Golzio Court #3 with an asking price of $160,000. Next is 2474 Golzio Court #4, a short sale listed for $176,000. The remainder are a mix of different sales types, with the most expensive asking price being a bank owned property asking $200,900, 855 Wyman Way #2.

A few properties have closed escrow since the previous update. 909 Gilchrist Walkway #4 was a short sale that went pending in February with an asking price of $110,000 and closed escrow five months later for $130,000. 849 Wyman Way #2 closed in two months for $170,000, a bit more than $20,000 over the intial asking price. Lastly, 822 Gilchrist #2 was a short sale that closed in four months right at the asking price of $165,000.

There are currently five active listings in the Capital Estates comples. The least expensive is a rather sorry looking short sale at 824 Gilchrist Drive #1 for $159,950. The second one is another short sale for $160,000 at 869 Gilchrist Walkway #1. Third is the nice looking bank owned property at 918 Gilchrist #1 for $180,000. There's also the bank owned at 2510 Dillion Court #2 near the pool (and freeway sound wall) for $179,900 and the last is still the bank owned property at 873 Wyman Way #3, still listed at $193,200.

There are currently three active listings in the Capital Estates comples. The least expensive is a short sale at 824 Gilchrist Drive #1 for $159,950. The second one is a nice looking bank owned property at 918 Gilchrist #1 for $180,000. The third is a bank owned property at 873 Wyman Way #3 currently listed at $193,200.

A couple of propties have closed escow since the last update. Both sold for exactly their asking prices. 847 Gilchrist Drive #3 was a bank owned property that sold for $158,500 on June 24th and 817 North Capitol Avenue #2 was a bank owned property at sold for $169,900 on June 18th.

There are seven other condominiums and one home in the area listed for $250,000 or less. The condos are a mixture of short sales and regular sales, while the home at 65 Fleming Avenue is a short sale lsted for $250,000.

There are currently two active listings in the Capital Estates complex. The least expensive is a short sale at 817 N Capitol Avenue #1 for $165,900. This has been on the market for over a year, gone pending a few times but the transaction always falls through. There was an approval for this price, but the lender wants the buyer to pay all of the back HOA dues, currently about 30 months worth... The other active listing is 870 Gilchrist Walkway #3, another short sale listed for $180,000.

There has been one completed sale since the last update: 2474 Golzio Court #3 was an all-cash deal that sold for $188,000.

There are currently three active listings in the Capital Estates complex. The least expensive is a bank owned property at 849 Wyman Way #2 for $149,900. The building does sit next to Highway 680, although the unit itself doesn't directly overlook the freeway. It will be on the market for seven days before the bank will look at any offers. The unit in the best location of the three is 824 Gilchrist Drive #2, a short sale listed for $167,950. 2474 Golzio Court #3 is a regular sale that looks nice after a recent remodel, but the asking price is $189,900.

There have been a few sales since the last update. 855 Wyman Way #3 was a bank owned property listed for $159,000 that sold on May 4th for $175,000, 861 Gilchrist Walkway #3 was a bank owned property listed for $159,900 that sold on April 29th for $175,000 while 867 Wyman Way #2 was a short sale that was listed and sold for $160,000 on April 8th (it went pending on Jan 28th, so the 2.5 months was pretty good for a short sale.) 849 Wyman Way #4 was a regular sale listed for $179,000 that sold on March 20th for $189,000. This was a successful flip: it sold on November 23, 2009 for $145,000, came back on the market on Jan 13th and went pending on Febrary 3rd. Lastly, 2519 Dillion Court #1 was a normal sale that was offered at $185,900 and sold on May 4th for $195,900!

There are a few other condominiums nearby listed for less than $250,000, but they're all short sales.

There's now one rather nice property for sale in the Capital Estates complex. 2591 Dillion Court #1 is a normal sale, not a short sale or a bank owned property. It looks likes it's been nicely remodeled and has an asking price of $185,900. I've enclosed the MLS info as well as the pictures of this unit.

There was another property that showed up on the MLS last night. It was listed as a short sale, didn't have a lock box and we were told not to distrub the occupants. Then around noon it went pending/no show. Not really sure what happened there...

There are now no active listings in the Capital Estates complex, nor are there any pending/show properties. The last available property went pending yesterday. Many of the pending properties are short sales and there's always a chance that they'll come back on the market. A few of them should have closed escrow already, although the COE (close of escrow) date doesn't mean all that much with a short sale. I will keep an eye on this complex, but for now there's nothing available. Please look at the Blossom Valley Area searches for similar investment properties.

A number 4 unit came on the market today. 909 Gilchrist #4 is a short sale with an asking price of $110,000. It certainly will eventually sell for more than this. The MLS only shows three properties that have sold for less than this, and those were back in 1998. Only two other units have sold for less than $120,000 in the last few years. Still, if someone were to place a reasonable offer on it and were willing to wait for the short sale to be approved this might be a good deal. An appointment will need to be made to view this home.

817 N Capitol Avenue #1 is back on the market. This is a short sale that went pending back June - eight months ago! The prior transaction did fall through, but supposedly there is an agreement in place with the short sale lender. The asking price is still listed at $165,000.

There are now two active listings in the Capital Estates complex. 855 Wyman Way #3 is a new bank owned property with an asking price of $159,000. Unfortunately, this building is at the end of the complex right next to highway 680. I'm sure it's not as noisy inside as the #4 unit would be, but it's certainly not my first choice of locations by any means. There's also 867 Wyman Way #1 as a short sale with an asking price of $178,000. This had gone pending back in September when the asking price was $195,000, but it just came back on the market. This building is also right next to Highway 680, but this #1 unit may be a bit quieter inside as it faces away from the freeway.

There are currently no active listings in the Capital Estates complex. 893 Gilchrist Walkway #2 closed escrow last Friday. It was a short sale that had been listed for $159,900 and was stated to be an approved short sale with an all cash offer of $162,000 - which is what they got.

In the surrounding area, there are now only four active listings. There's a change to 550 Toyon Avenue #1, the asking price is now down to $199,000. 2607 Gimelli Place #118, 849 Wyman Way #4 and 2515 Easton Place #29 are now showing as pending. Finally, 2548 Blue Rock Court is now back on the market. It's a short sale that had been withdrawn from the market back in June 2009. This 2 bed/1 bath 1,113 SF unit has an asking price of $225,000

There's still only one active listing in the Capital Estates complex, the previously mentioned 849 Wyman Way #4, but there have been a couple of changes in the search for properties under $250,000 in the greater area.

1055 North Capitol Avenue #62 is a 2 bed/2 bath short sale for $178,900 that came on the market yesterday. There's also 550 Toyon Avenue #10 that's back on the market. It's a short sale that went pending back in August, but for whatever reason the buyer backed out. Not really surprising if it takes five months to approve the short sale...

A few properties have gone pending in the Capital Estates complex. There's now only one active listing: 849 Wyman Way #4 for $179,000. Please see the January 14th entry below for additional information and pictures of this property.

There are now only five properties in the greater area under $250,000. Three are right around $180,000 and the fourth is a larger 3 bed/2 bath condominium unit for $239,000. There's also a new short sale home listing that came on the market this afternoon for $250,000. No guarantee that it will sell for this price - the lender may or may not agree to the price. Still, it may be worth a look if you want to add to your properties in this area.

Minor update today: 916 Gilchrist Drive #2 raised their asking price from $133,000 to $145,000. It's still a short sale and still the lowest asking price in this neighborhood.

916 Gilchrist Drive #2 came on the market last night as a short sale. It currently has the lowest asking price at $133,000. A few of the homes went pending since the last update and all of the properties are short sales except for 849 Wyman Way #4.

829 North Capitol Avenue #4 is now has the lowest asking price in this area. It's a short sale listed for $150,000. It went pending a month ago but for whatever reason it's available again. 893 Gilchrist Walkway #2 lowered the asking price a little to $159,900, although it too is a short sale. Except for 849 Wyman Way #4 mentioned yesterday, all the listings in this area are short sales.

No properties have closed escrow recently, although a couple of went pending this afternoon, 839 Gilchrist Walkway #4 and 809 North Capitol Avenue #3.

Nearby searches for properties at or below $250,000 shows only a few additional short sale condominiums, including one at 4020 Shanj Court that came on the market this evening with an asking price of $180,000.

849 Wyman Way #4 just came back on the market. It has been very nicely remodeled and I'm sure the new owners or tenants will appreciate the new dual paned windows as this unit is right up against the sound wall. The dual paned windows really do reduce the amount of outside noise. This unit closed escrow on November 23rd for $145,000 and is now on the market for $179,000.

There hasn't been much new in this area since the last update. One property did go pending and another closed escrow since the last report. 2515 Golzio Court #2 was a bank owned property listed for $142,900. It closed escrow on December 31st with a sales price of $179,000. The four active properties are now listed between $162,000 and $185,000

Nearby searches for properties at or below $250,000 also show little change, just a couple of properties that went pending since the last report.

There have been few changes in the Berryessa area since the last report, and now the lowest asking price is $160,000. All but one are short sales. Only the unit with the highest asking price, 809 North Capitol Avenue #3 for $185,000, is not a short sale. It's a probate sale that will require court confirmation. A few units should close escrow soon: three units are past their original close of escrow dates and another is scheduled to close escrow at the end of the month.

Nearby searches for properties at or below $250,000 shows that the home that showed up on the last report did go pending on December 21st. Now there are only condominiums available in this price range. The lowest priced unit is 2607 Gimelli Place #118 - the asking price for this short sale was lowered to $147,000 today. There is also a new short sale listing at 1055 North Capitol Avenue #134. It came on the market today with an asking price of $198,888.

893 Gilchrist Walkway #4 came back on the market today. It's a short sale that's listed at $150,000, although the listing agent says that the lender has approved a sale at $157,000. This property went pending back on July 1st. I don't know why the transaction fell through, but it wouldn't surprise me if the buyer found something else. Very few people would stick around for over five months waiting to purchase a property.

The only other change in this complex since last time is that 917 Gilchrist Walkway #1 closed escrow yesterday. It was a bank owned property listed for $160,000 and it sold for $175,000. There are a few other properties in this complex that should close escrow in the next few days.

Finally, on the nearby searches for properties at or below $250,000 a home at 3302 Holly Drive just came on the market with an asking price of $250,000. It's listed as a 3/2 and looks reasonably nice from the pictures. It is a short sale and the listing agent is requesting that all offers be submitted by Monday, December 21st.

Today's search brings up six active listings, the lowest priced being $160,000. Only 877 Gilchrist Walkway #1 is a bank owned (REO) property for $169,900. Four of the others are short sales and the last is a probate sale.
