Blossom Valley Area Of San Jose, 2/1 Condos, Fourplex Buildings

This search picks up the 2 bedroom/1 bathroom condominiums in fourplex buildings that are located in the Blossom Valley area of San Jose, California. There are two neighborhoods with these units, both along Blossom Hill Road. These are nice properties for first time home buyers or for investors.

One complex of these units is east of Oakridge Mall. It's south of Blossom Hill Road between Allen Avenue and Calmor Avenue. This complex does allow for fencing around the units. Some units already have six foot fences surrounding their space and there is a procedure available if an owner wants to install a fence if there's not one there already. Some of my clients are looking specifically in this complex because of the fences (provides privacy for some outdoor furniture and a BBQ or a space for a small dog) while other clients dislike the fences and prefer other similar complexes that don't allow the fences.

The second neighborhood with these 2/1 condos in the fourplex buildings is a few miles to the east along Blossom Hill Road. It's next to Oak Grove High School by Coy Drive and Judith Street. Unlike the previous complex, there are no fences surrounding these units. The properties located on the "Walkway" streets can be particularly nice, especially the #1 units. The view from those units is of a large, grassy area. It's like having a huge front hard, but without having to mow the lawn every weekend.

There are usually a number of properties available in these complexes, especially in the one near Oak Grove High School. The prices have varried wildly at times, from a low around $120,000 to well over $200,000. Units have also been successfully flipped for a few $10s of thousands profit - not a bad return on investment for few weeks of remodeling work.

The following search criteria is used for complex around Calmor Avenue:

  1. Condominiums.
  2. All listings for the last six months.
  3. Asking price $400,000 or less.
  4. Blossom Valley area of San Jose.
  5. Barclay horizontal map coordinate of 43.
  6. Barclay vertical map coordinates of 54 or 55.

The following search criteria is used for the complex near Oak Grove High School by Coy Drive:

  1. Condominiums.
  2. All listings for the last six months.
  3. Asking price $400,000 or less.
  4. Blossom Valley area of San Jose.
  5. Barclay horizontal map coordinates of 46 or 47.
  6. Barclay vertical map coordinates of 55 or 56.

Advertising Rental Properties

Today, craigslist.org is one of the most popular web sites where one can find and advertise rental properties. In most (all?) craigslist cites it doesn't cost anything for a property owner to list their rental. They can post a description and pictures of the property, can post their e-mail or phone number or can receive messages where someone sends an e-mail to craigslist and it gets forwarded to their private e-mail address. Many people use craigslist daily and it's probably the first web site most people would look at if they wanted to find a home to rent.

Because of this, craigslist is a great place to research what potential rental prices are currently. If you're considering buying vs. renting, this will give you the rental prices that you can compare with the ownership costs of a home. If you're considering purchasing an investment property, check craigslist to see what the rents are going for on similar homes in the area.

I've created links that should pick up many of these rental ads. For the area around Calmor Avenue, I'm searching for apartments and housing for rent in the South San Jose area with two or more bedrooms that have the following words in them: playa, delaware, warring, allen, calmor or blossom. This will pick up properties outside of this complex, but it should give you a reasonable number of ads to look and give you an idea of what rents are like in this area.

Near Oak Grove High School

Mostly similar to the previous update, and again mostly short sales. They mostly start with asking prices in the $130,000s, but there is a new short sale listing with an asking price of $99,000. The property is tenant occupied and we're to make offers subject to inspection. I'm sure that the price is listed this low just to get any offer to at least start the short sale property, but who knows what it will ultimately sell for. The pictures actually look very nice for this number four unit. The layout of the kitchen has been changed and it works quite well.

Near Oak Grove High School

Similar to the previous update, and again mostly short sales. The lowest asking price now the short sale at 5483 Judith Street #4 for $133,000, although the lender wants the new buyer to pay back HOA dues of around $13,000! 317 Blossom Hill Road #4 is back on the market as a bank owned property and the asking price has been raised a bit to $138,900. There are a number of properties listed around $140,000 to $150,000, and this is probably the most attractive complex currently for investment properties. The most expensive unit is still listed for $188,000.

Similar to the previous update, and again mostly short sales. The lowest asking price is still the short sale at 317 Blossom Hill Road #4 for $129,000 while the most expensive unit is now at just under $172,000.

A number of properties closed escrow since the last update. One did sell for $134,000, but the next four were all in the $150,000s. Two were in the high $170,000s and the highest priced one closed for $183,500. The average sales price was $162,450.

There are now only five active listings in this complex, down from the nine shown in the previous update (and 14 in the update before that). The least expensive unit is a bank owned property listed for $124,900, but they are no longer accepting offers. Seven offers were received and the bank is reviewing them now. The next property is listed for $155,000 and the highest is a very nice, fully remodeled regular sale listed for $189,900. The seller may offer some seller financing for a well qualified buyer.

A number of units have closed escrow since the last update, ranging between $130,000 and $168,000 with an average sales price of $147,000.

Just a quick update to let you know that a bank owned property just came on the market. 5585 Judith Street #1 is now a bank owned with an asking price of $134,000. We last saw this home about a year ago when it was a short sale. It's been off the MLS for over 13 months but is now back.

A few more homes are available in this complex compared to some of the recent updates. This time there are seven short sales, two bank owned properties and the most expensive unit, 5498 Judith Street #2, is a normal sale for $189,500.

Six properties closed escrow since the last update. Some were below the asking price while others were above. The least expensive was a bank owned property at 5486 Tyhurst Walkwak #4 that sold for $132,000. There were no applicances in the kitchen, but someone certainly got a great deal. The most expensive sold for $195,000, although the remarks state that the seller creditied $6825 towards the buyer's closing costs.

Very similar to the previous updates: six short sales, four bank owned properties and two normal sales. The least expensive is a short sale listed for $139,000. This has been on the market for 20 months, has gone pending a number of times and is again available - for a strong all cash buyer. The most expensive two properties are the normal sales: one for $178,000 and the other for $195,000.

Five properties have closed escrow since the last update. All closed at or above the asking price. The least expensive was $145,000 while the highest priced one closed for $200,000.

Very similar to the previous updates, although perhaps a few more bank owned (REO) proerties are available. The least expensive asking price is $145,000 for 5492 Judith Street #2, and it's a bank owned property. 5486 Tyhurst Walkway #4 is also a bank owned for $149,900. 5502 Spinnaker Drive #4 is a normal sale listed for $165,000 and 343 Blossom Hill Road #1 is a bank owned with an asking price of $169,900. 5467 Tyhurst Walkway #4 looks to be in very nice condition, and it too is a bank owned for $179,900. The remaining listing are all short sales.

A number of properties have closed escrow since the last update, including a number of short sales that had been pending for quite some time, the longest being a bit over 10 months. The average sales price is a bit over $158,000, although if you ignore the properties that went pending last year the average sales price is over $164,000. The range is between $130,000 and $215,000.

There's also 763 Warring Drive #2 for $159,000 that's a normal sale, not a short sale or a bank owned property.

Near Oak Grove High School

There have been a few changes in this area since the last update. 5543 Judith Street #1 closed escrow yesterday. It was pending for a little over two months, not bad for a short sale. The asking price was $160,000 and it sold for $150,000.

5523 Tyhurst Court #3 is now the least expensive unit in this complex. This short sale has an asking price of $150,000. 5491 Tyhurst Walkway #2 is next at $155,000. This is a bank owned property that just came on the market, and it looks reasonably nice with new carpet and paint. All but one of the other listings are short sales.

There have also been a few changes in the area around Calmor this past week. 5626 Calmor Avenue #4 closed escrow on the 1st. It was a short sale listed at $145,000 and it sold for $160,000. This was an all cash offer, but what's really impressive was that it closed in just three weeks. Hopefully we'll see more short sales closing quickly this year.

There are also some new listings in this area. 797 Delaware Avenue #2 just came on the market as a short sale for $130,000. It looks like it's in reasonable condition with dual paned windows and a recently remodeled kitchen. 5633 Calmor Avenue #2 is a short sale that recently lowered its asking price to $138,888 while 763 Warring Drive #4 just came on the market as a bank owned property with an asking price of $149,000. This unit does look like it's in very good condition.

785 Warring Drive #4 is a bank owned property that just came on the market for $135,000. It certainly looks like it's in great condition and needs very little before any tenants move in. This is is probably worth a look for those that are interested in his area.

All of the active listings are short sales with the expection of 785 Warring Drive #4 just mentioned and the most expensive property. 782 Blossom Hill Road #4 closed escrow on Jan 22nd for $137,500. The asking price on this bank owned property was $121,770. 5674 Playa Del Rey #4 closed escrow on Jan 14th for $130,000. This was a short sale with a most recent asking price of $149,000. This property went pending on December 2nd - making it one of the quickest short sale sales I've seen. Somebody did well here.

5521 Spinnaker Drive #4 is a very nice bank owned property that came on the market this morning. The asking price is $159,888, and it "was just completely remodeled and in mint condition" according to the agent's comments. The pictures look good and the unit also has dual paned windows. This would make a nice rental.

There are now ten active listings in the area near Oak Grove High School by Coy Drive. The least expensive listing is a short sale at 321 Blossom Hill Road #4 that's listed for $137,000. It went pending on July 15th but just came back on the market. Again no surprise that a buyer isn't going to wait over five and a half months to wait for a short sale to be approved. The comments state that the short sale has been approved, but it needs to close before February 9th. Similar situation with 5461 Tradewinds Walkway #4: it had been pending but came back on the market a few days ago with an approved short sale that should be able to close in 30 days.

Recent sales in this neighborhood include 331 Blossom Hill Road #2. It had been listed for $149,900 and sold for $150,000 on January 7th. 5535 Eagles Lane #3 had been listed for $129,000 and sold for $171,000 on January 5th!

5715 Calmor Avenue #4 came on the market as a bank owned property this evening. It's now the lowest priced unit in the complex with an asking price of $129,900. It too looks nice from the pictures: clean kitchen with tiled counters and dual paned windows. I also appreciate the fact that the property must be on the market for at least five business days before the seller will review the offers. No more looking at a property 12 hours after it hits the MLS and immediately writing up an offer, only to learn that it's already pending. Offers submitted by Monday or Tuesday will still there in time to be considered.

5626 Calmor Avenue #4 recently came on the market as a short sale property. It's now the lowest priced unit in the complex with an asking price of $145,000. From the pictures it certainly looks like a well maintained and nicely remodeled unit with dual paned windows and laminate flooring.

5657 Calmor Avenue Unit #1 just came on the market today. It is a short sale and the agent is requesting that all offers be submitted by January 10th, or sooner. It does look like it has been nicely remodeled not that long ago and has double paned windows. The asking price is $150,000, although as with all short sales there's no guarantee as to what price the lender will approve. There are restricted times when this property can be viewed.

5704 Calmor Avenue Unit #1 just came on the market this afternoon. It is a bank owned property with an asking price of $153,000. The location is good within this complex, at the south side away from Blossom Hill Road and near Cahalan Park. This unit has the fence in front to give you a nice, private area for a picnic table and BBQ and is nicely shaded by a tree just beyond the fence. The interior looks nice, although the colors may be a bit too festive for some.

Today's search brings up a couple of newish listings around Calmor Avenue. 782 Blossom Hill Road #4 is a bank owned property very nicely priced at $121,770. There's also a short sale at 785 Warring Drive #3 that came back on the market today. It originally went pending at the beginning of August, but for whatever reason it's now back on the market.

A couple of properties recently closed escrow in this area. 5663 Calmor Avenue #1 was listed at $168,000 and sold for that in an all-cash transaction. 5671 Playa Del Rey #2 had been last listed for $175,000 and it sold for $165,000, again as an all cash transaction.

There are now eleven active listings in the area near Oak Grove High School by Coy Drive. The newest and least expensive listing is a short sale at 5510 Judith Street #2 listed for $130,000. The least expensive non-short sale listing is 258 Tradewinds Court #1 listed for $173,310.

It's also interesting to see that some properties are already being flipped. 5491 Judith Street #3 came on the market a few days ago with an asking price of $189,500. It has been nicely remodeled recently, but it also sold for $126,800 at the beginning of September. That's a nice return on their investment, and it's still a good value for someone who needs a move-in condition home.

Recent sales in this neighborhood include 355 Blossom Hill Road #2. It had been listed for $133,900 and sold for $143,000. 207 Coy Drive #3 closed on Christmas Eve for $170,000, it had been listed for $149,800.

This morning's search brings up one new bank owned property around Calmor Avenue: 782 Blossom Hill Road #4. This number 4 unit is in the back of the building, so it doesn't face Blossom Hill Road. The asking price is $121,700. The only other listing in this area is the unit that's been listed near $300,000 for almost two years now.

This evening's search brings up only three active listings around Calmor Avenue (there were four this morning when I showed a client some property.) The lowest priced unit is a bank owned property listed for $119,000 while the others are normal sales. The unit for $175,000 could sell for somewhere near its asking price, although it may be some time before the last property will sell for its asking price. It's been listed near $300,000 for almost two years now."

I don't believe that I've ever seen so few units available in this complex. There are a couple that are nicely priced, although a low asking price doesn't necessarily mean that it will sell for that much. Most properties are receiving multiple offers and often sell for more than the asking price, expecially the lower priced units.
