Cambrian Area Of San Jose, 2/1 Condos, Fourplex Buildings

This search picks up the 2 bedroom/1 bathroom condominiums in fourplex buildings that are located in the Cambrian area of San Jose, California. The Cherry Plaza complex is at the southwest corner of Branham Lane and Cherry Avenue. It's conviently located near Highway 85 and Highway 87 and mintues from shopping, including Costco and Westfield Shopping Center (Oakridge Mall). A home in this complex could be a good investment property or the perfect place for your first home.

These units are similar to others built in the area. My Berryessa Area and Blossom Valley Area searches pick up similar units. Previously those areas were priced a bit lower than this complex and my clients tended to look in those other areas. However, prices in those areas have gone up and the inventory is much less than it was at the beginning of 2009. There's now some overlap in prices between homes in the Cherry Plaza complex and some of those other areas. If you're looking in the Blossom Valley area you should also consider this area.

The following search criteria is used to find these properties:

  1. Condominiums.
  2. All active, pending and sold listings for the last six months.
  3. Properties bordered by Branham Lane, Cherry Avenue, Bouret Drive and Scossa Avenue.

Advertising Rental Properties

Today, craigslist.org is one of the most popular web sites where one can find and advertise rental properties. In most (all?) craigslist cites it doesn't cost anything for a property owner to list their rental. They can post a description and pictures of the property, can post their e-mail or phone number or can receive messages where someone sends an e-mail to craigslist and it gets forwarded to their private e-mail address. Many people use craigslist daily and it's probably the first web site most people would look at if they wanted to find a home to rent.

Because of this, craigslist is a great place to research what potential rental prices are currently. If you're considering buying vs. renting, this will give you the rental prices that you can compare with the ownership costs of a home. If you're considering purchasing an investment property, check craigslist to see what the rents are going for on similar homes in the area.

I've created a link that should pick up many of the rentals in the Cherry Plaza complex. I'm searching for apartments and housing for rent in the South San Jose area with two or more bedrooms that have the following words in them: branham, cherry, shawn, joplin, capay, bouret or scossa. This will pick up properties outside of this complex, but it should give you a reasonable number of ads to look and give you an idea of what rents are like in this area.

There are six active listings in this complex, ranging from $149,000 to $169,900. Five units closed escrow since the previous update. The prices ranged from $160,000 to $202,000. If one can get a property here for around $150,000 or a little more, it would probably make a very nice investment opportunity.

There are five active listings in this complex, although they're not the same five as last week. Three number one units and a number four unit - probably worth at least considering when we're looking at investment properties in South San Jose. No units have closed escrow since the previous update.

There are currently five active listings in this complex, including one that just came on the market this morning. 4671 Capay Court #2 is a normal sale priced at $164,888. It's described as being in original condition and is priced accordingly. This is the property that just came on the market. The next property is a nice looking bank owned at $1338 Shawn Drive #4 listed for $171,900. There are also short sales at 1306 Shawn Drive #4 and 1342 Shawn Drive #2 with asking prices of $199,000 and a regular sale at 1325 Joplin Drvie #1 with an asking price of $239,000.

A number of units have closed escrow since the previous update. The lowest two sold for $165,000, one for $171,500, two in the $180,0000s, and then three more that topped out at $212,000.

There are only two active listings in this complex. 1378 Branham Lane #4 is a nice looking unit. It is a short sale, but the listing does state they have a verbal approval at a price of $153,000 and that they could close quickly. The other active listing is a bank owned property at 1263 Bouret Drive #4 for $194,900.

A number of units have closed escrow in the last few weeks. The short sale at 1372 Branham Lane #1 managed to close escrow in three days for $145,000 - not sure how any sale can close that fast, let alone a short sale - but that's what's being reported on the MLS. Three others sold between $175,000 and $185,000, while the most expensive three sold between $202,000 and $210,000.

Unlike the previous short sale that took 13 months to close escrow, 4608 Capay Drive #3 was a short sale that closed escrow in three days! With a loan! The asking and selling price was $169,000. This sold four days after it was put on the market. Rather obvious that something was already in the works when this property was listed...

There's one regular sale, not a short sale or a bank owned property. 4619 Capay Drive #4 is listed for $199,000. It's also listed as having an additional half bath. 1263 Bouret Drive #4 for $207,000 and 1317 Joplin Drive #1 for $235,800 are bank owned properties and the rest are short sales.

There has been a completed sale in this complex since the last report. 4831 Capay Drive #4 was a short sale that had been listed for $149,000, and it sold for $149,000. This is the least expensive unit that has sold in this complex, but many wouldn't have bought this one. Not because it doesn't look like a fine unit, it actually does seem like someone got a very nice unit for a wonderful price. What's interesting is that it went pending on January 19th, 2009! It took 13 months to close escrow on this property!

The least expensive listing is the short sale at 1338 Shawn Drive #2 with an asking price of $165,900. Many of the other listings are also short sales. The least expensive bank owned property is 1263 Bouret Drive #4 with an asking price of $207,000.

A few additional homes have come on the market since the previous update, including a couple of nice, bank owned properties.

4795 Capay Drive #4 is now back on the market as a bank owned property with an asking price of $156,060. It had previously been a short sale that had gone pending back in July, but for whatever reason the deal fell apart. Seems like a nice unit and is the least expensive bank owned property in this complex. There's only one other unit with a lower asking price, but that's a short sale.

1270 Bouret Drive #1 came on the market as a bank owned property on Friday for $169,900. It too seems like a nice, well maintained unit and it's the second least expensive bank owned property in this complex. It's certainly worth a look when we're looking at homes in this area.

Other short sales include 4699 Capay Drive #1 for $150,000, the just listed 1333 Joplin Drive #4 for $175,000, 1274 Bouret Drive #1 for $179,900, 1341 Joplin Drive #2 for $185,000 and 1306 Shawn Drive #2 for $210,000. There's one bank owned property, 1374 Branham Lane #4 for $207,000
