Lagae Real Estate/Searches/Lowest Cost Properties

These searches will pick up homes and condominiums/townhomes that are the lowest listed properties available. Many of these properties will be short sales - there's no guarantee that the lender will approve the listed asking price and often such properties are priced a bit below market values to attract a buyer's attention. Other properties are bank owned ones that may require quite a bit of work, and still others are sold for the land value only.

Still, for those who are looking for the best bargins, there may be some good finds here. This is especially true if you're handy and can do much of the repair work yourself. There certainly have been recent cases where a fixer-upper is purchased for a great price and it shows up a month or two later as a nicely remodeled home, with an obviously higher asking price.

These searches look at properties in Santa Clara County near San Jose. It doesn't include the areas near Gilroy, Morgan Hill or San Martin. The searches look for two or more bedroom condominiums/townhomes and all single family residences. The searches showing only sold properties will give you a good idea of the actual lowest prices that are being accepted. The active searches show what's available currently.

The 50 Least Expensive Active And Pending Sales

The least expensive home in the San Jose area is listed for $150,000 while the 50th least expensive home is listed for $255,900, almost identical to last month. For pending homes, the least expensive is listed at $125,000 while the 50th least expensive is at $225,000, again almost identical to last month.

The least expensive condominium/townhome in the San Jose area is listed for $99,000 and the 50th least expensive property is $152,900, down slightly from last month. In particular, the least expensive few listings are short sales listed quite a bit less than what the comps would support, so I suspect it's just to get any offers to at least start the short sale procedure. The least expensive asking price of $99,000 and $148,000 for the 50th least expensive pending condominium/townhome is similar to last month.

Lowest Priced Properties Sold In December, 2010

During the month of December, the lowest sales price was $160,000 for a 720 SF home. The 50th least expensive sale was at $288,000. These prices are down a little to what we saw last month.

The least expensive condominium sold for $99,750, the 50th least expensive sold for $205,000, a little less than what we saw last month. I do suspect that some of these sales were agreed to in order to remove them from a lender's inventory to make their year end numbers look a bit better. Some of my client's sales ended up on these lowest priced lists, and it most cases the homes sold for well under what previous potential buyer's were countered when they made earlier offers.

The least expensive home in the San Jose area is listed for $150,000 while the 50th least expensive home is listed for $260,000, almost identical to last month. For pending homes, the least expensive is listed at $125,000 while the 50th least expensive is at $228,000, again almost identical to last month.

The least expensive condominium/townhome in the San Jose area is listed for $120,000 and the 50th least expensive property is $158,888, up slightly from last month. The least expensive asking price of $99,000 for a pending property is the same as last month, but $149,000 for the 50th least expensive pending condominium/townhome is up from last month.

Lowest Priced Properties Sold In November, 2010

During the month of November, the lowest sales price was $183,500 for an 800 SF home. The 50th least expensive sale was at $305,000. These prices are similar to what we saw last month.

The least expensive condominium sold for $100,000, the 50th least expensive sold for $212,000. The two lowest priced units were below last month's low, but the rest of the list is similar to last month's results.

Lowest Priced Properties Sold In August, 2010

During the month of Auguest, the lowest sales price was $99,000 for a small 440 SF home on a 3,552 SF lot in the Los Gatos Mountains. That was probably a very nice deal for someone. The next one sold for $160,000 while the 50th least expensive sale was at $310,000. These prices are similar to what we saw last month.

The least expensive condominium sold for $112,000, the 50th least expensive sold for $190,000. This is similar to last month's results, perhaps just a few thousand less.

For pending homes, the least expensive is listed at $125,000 while the 50th least expensive is at $224,900. That one lowest priced pending property is the lowest asking price we've ever seen, although the rest of the list looks similar to the previous months.

The least expensive home in the San Jose area is listed for $164,000 while the 50th least expensive home is listed for $275000. This compares with a least expensive asking price of $150,000 for a pending property and $219,000 for the 50th least expensive, pending home. This is very similar to what it has been like for the past few months.

During the month of May, the lowest sales price was $175,000. This was actually a reasonably nice, bank owned one bedroom home near SJSU. The 50th least expensive home sold for $2760,000. The least expensive condominium sold for $115,000, although the next went for $130,000. The 50th least expensive sold for $195,000.
