This search is a work in progress to find a home south of San Francisco. At the moment the preferred area is around Pacifica, although communities further south on the peninsula may also be a possibility.

There are currently 40 active listings in Pacifica of homes with an asking price of $650,000 or less, including some that have come on the market within the last week or so. Here are today's complete search results:

Pacifica

A couple of properties recently came on the market in Pacifica that may be of interest. 1208 Redwood Way is a bank owned, 3 bed/2 bath 1,110 SF home on a 5,900 SF lot listed for $497,500. The property has a lock box and can be visited at any time. Only one picture is currently available on the MLS. There's also 1179 Escalero Avenue, a normal sale, 4 bed/2 bath 2,080 SF home on a 5,500 SF lot. It certainly seems very presentable from the pictures. It's vacant and has a lock box so it can be visited at any time. All of the disclosures will be avallabe by the end of the week.

Daly City to South San Francisco

8 Morton Drive in Daly City just came on the market with an asking price of $589,888. This is a normal sale, not a short sale or bank owned property. It's a 4 bed/2 bath 1,510 SF home on an admittedly smaller 3,600 SF lot. There is a two car garage and it's located near Pacifica and has good freeway access. It may be worth a look.

San Bruno to Burlingame

270 Emaron Drive in San Bruno is a 3 bed/2 bath 1,300 SF home on a larger 8,475 SF lot. It's listed for $639,999 and it has good freeway access, a two car garage and has been recently remodeled. This may also be worth a look.

San Mateo to San Carlos

1674 Borden Street in San Mateo is a short sale now listed at $550,000. It's a 3 bed/2 bath 1,300 SF home with a nicely remodeled kitchen sitting on a 5,500 SF lot. This property is available for viewing by appointment only with 24 hours notice.

Pacifica

151 Beaumont Blvd in Pacifica seems like a nice property that's worth a look. It's a 4 bed/3 bath 2,190 SF home on a 10,000 SF lot. It's described as needing much cosmetic work, but certainly looks like it's in better condition than some we've looked at. The asking price is $599,950. This is a normal sale, not a bank owned or short sale.

Daly City to South San Francisco

There were many changes and additions since the previous update - not surprising as I believe we really need to narrow down this search somewhat. One property that seem's promising is a bank owned at 320 Bay Ridge Drive in Daly City. This nine year old, 4 bed/3.5 bath 1,970 SF home has an asking price of $624,900.

San Bruno to Burlingame

A potential property in San Bruno was listed this evening. 752 Sycamore Avenue is a 2 bed/1 bath 1,060 SF home on a 4,990 SF lot. This older home is well cared for and has a listing price of $599,000.

Pacifica

There are currently 27 active listings for single family homes in Pacifica with asking prices of $650,000 or less. Many are short sales (which could take quite some time to close) and others are certainly fixer-uppers, but there are some nice gems in this list as well.

The following Pacifica properties may be worth a look:

1331 Linda Mar Blvd is a 3 bed/1 bath 1,040 SF home on a large 8,050 SF lot. There's also a two car garage. The home is currently vacant and can be viewed at any time.

1535 Adobe Drive is a 3 bed/1 bath 1,300 SF home on a double sized, 15,000 SF lot. It's listed as needing some work (contractors special), but it's certainly worth a look.

1080 Crespi Drive is a 3 bed/2 bath 1,100 SF home on a good sized 7,440 SF lot and includes an attached two car garage. This seems like it's in great turn-key condition. This property can be viewed with some advance notice.

1543 Terra Nova Blvd is a large 4 bed/2 bath 1,590 SF home on a larger 7,500 SF lot. This is a normal sale, but will require at least 24 hours to schedule a viewing.

1212 Rainier Avenue is a 3 bed/2 bath 1,300 SF home on a 7,250 SF lot with an attached two car garage. This home is described as being in move-in condition and can be viewed at any time.

Daly City to South San Francisco

This search looks for single family homes in Daly City, Colma, Brisbane and South San Francisco with asking prices of $650,000 or less. It currently brings up 111 active listings, with many not what we're looking for. I've listed them all here with this first pass, but I suspect future passes will need to be a bit more selective. Narrowing down the neighborhoods would be a good first step. The list and client views below show all 111 properties while the map view removes the 11 least expensive ones (the map view can only show 100 properties.)

The following properties may be worth a look:

860 Beechwood Drive in Daly City is a nice looking 2 bed/1 bath home on a larger 6,240 SF lot. It's a short sale with an asking price of $448,888, although it's stated that the short sale was previously approved - hopefully meaning this could close in a reasonable amount of time.

318 Alta Mesa Drive in South San Francisco is another short sale with an asking price of $479,800. This 1,170 SF, 3 bed/2 bath is on a larger 7,200 SF lot.

727 Skyline Drive in Daly City is a 3 bed/2 bath 1,150 SF home that certainly looks like it has been nicely remodeled. It is a short sale with an asking price of $540,000, although it's stated that the short sale has already been approved.

4 Beachside Court in Daly City is a large, 1,650 SF, 4 bed/3 bath home on a large, 10,351 SF lot. This is listed as a normal sale, not a short sale or a bank owned property.

San Bruno to Burlingame

This search looks for single family homes in San Bruno, Milbrae and Burlingame with asking prices of $650,000 or less. It currently brings up 18 active listings.

309 Old County Road in San Carlosis a cute 2 bed/1 bath 820 SF short sale with an asking price of $499,000. It certainly looks like it's in fine shape with a wonderfully remodeled kitchen.

1811 Helene Court in San Mateo is a 3 bed/2 bath 1,000 SF home on a large 10,080 SF lot. This is a normal sale with an asking price of $595,000
