Lagae Real Estate/Searches/Less Expensive Homes in Sunnyvale & Santa Clara

These searches will pick up homes in Sunnyvale and Santa Clara near the bottom of the price range. Many of these properties would make nice homes for first time home buyers or for investors. Some of the homes may be in good condition, but many will need varying amounts of work. Many of the homes below $375,000 start out as short sales, and many of them ultimately become REO (bank owned) properties. A bank owned property can often close escrow within 30 to 60 days and is similar to a normal sale. Short sales can be frustrating as they often take many months to close - and there's no guarantee that the lender will ultimately accept your offer.

There are more listings at $375,000 or less than we've seen before, although many are in very poor shape and/or are short sales. Still, for those who are willing the make offers on short sale properties, there may be some good values here.

I've also included in the list view all of the homes that have sold within the past 12 months for $375,00 or under.

There are now three active listing for homes in Sunnyvale or Santa Clara with asking prices of $375,000 or less. 2087 Main Street in Santa Clara is a short sale listed for $355,000 and 2061 Bowers Avernue, also in Santa Clara, is a short sale listed for 359,000. The newest listing is 392 North Murphy Avenue in Sunnyvale. This is a normal sale listed for $375,000.

A few homes have closed escrow since the previous update. 3238 Agate Drive in Santa Clara was a contractor's special that sold for $330,000, all cash. 2105 Monroe Street in Santa Clara was a bank owned property that sold at auction for $330,750 and 782 Lakewood Drive in Sunnyvale was a bank owned property that sold a bit over the original asking price, selling for $380,000. There's also 175 South Pastoria Avenue in Sunnyvale. This was a cute little 2 bed/1 bath bank owned property in the middle of a remodel: incomplete bedroom/bathroom conversion, kitchen, plumbing and heating. It was listed for $355,000 and sold for $450,000, all cash.

317 Greenlake Drive in Sunnyvale is a 3 bed/2 bath short sale with an asking price of $299,000. It first came on the market right before Christmas and went pending on December 27th, but in January it was withdrawn from the market. It became active again today at the same $299,000. I suspect they'll receive multiple offers and it should sell for above this price since no home has sold for under $300,000 in Sunnyvale or Santa Clara in the last 12 months.

4001 Davis Street in Santa Clara just came on the market this evening. It's a 2 bed/1 bath 1,015 SF home on a large 7,500 SF lot with an asking price of $325,000. This is a normal sale, not a short sale or a bank owned property. The listing agent has stated a date when they'll review all offers, and I really do suspect that they'll have a number of offers to review. An appointment needs to be made to view this property.

A new bank owned property just came on the market this afternoon. 1118 Breezewood Court in Sunnyvale is a 3 bed/2 bath 1,348 SF home on a larger 7,446 SF lot. It needs some work and the garage has been converted, but is seems like it's nicely priced at $344,900.

A new listing was just captured by my search this evening. 801 Birch Avenue in Sunnyvale is a short sale with a just lowered asking price of $349,000. It's a 2 bed/1 bath 770 SF home on a 5,000 SF lot. It first showed up on the MLS at the beginning of the month with an asking price of $409,000. It was quickly lowered to $399,000 and then tonight was lowered to $349,000. The only other active listing is 395 Murphy Avenue, still with an asking price of $299,000.

A new short sale recently came on the market. 395 North Murphy Avenue is a 2 bed/1 bath, 790 SF home with an asking price of $299,000. That's less than half the $610,000 it sold for back in April, 2006.

286 North Pastoria Avenue mentioned on January 29th has gone pending again. There are now just two homes available in Sunnyvale and Santa Clara for under $375,000. 395 N Murphy Ave just mentioned and 734 Lakewood Drive in Sunnyvale, still for $348,000.

A third property is now available again. 286 North Pastoria Avenue in Sunnyvale is a 1 bed/1 bath 570 SF home with an asking price of $275,000. The zoning is industrial, so it may not be possible to expand the home.

There are now only two active listing for homes in Sunnyvale or Santa Clara with asking prices of $375,000 or less. Both are short sales that had been pending but have again returned to the market. A number of others have gone pending since the last update. 1160 Manzano Way in Sunnvale finally closed escrow. It was a short sale listed for $320,000. It went pending back in July and finally closed escrow this past Friday, January 22nd for $333,000. That was a bit longer than six months, but at least this short sale did close.
